Frequently Asked Questions - Cottages
Is there a refrigerator in my cottage?
Our Beachfront and Large cottages are equipped with a refrigerator and a freezer section. Our studio cottages have a mini-fridge.
Are fire pits and/or BBQs allowed?
Fire pits can be rented from the Marketplace, or you may bring your own. However, portable BBQs, fire pits, and grills of any kind are PROHIBITED on the beach or grass areas by the City of Newport Beach. Violators may be subject to citations and fines up to $500.
What kitchen appliances are supplied in a cottage?
Most of our cottages are equipped with a refrigerator, stove/oven, microwave, and coffee maker with coffee provided. Our studio cottages do not have full kitchens, they have a microwave and mini-fridge. Large Cottages 3107-3111 and 3113 do not include stoves/ovens.
Are pets permitted in the cottages?
No – Pets are not permitted in pool areas, in our cottages, on the beach, or indoor public areas at any time.
Do cottages have air conditioning and heat?
All Large and Beachfront Cottages are equipped with heat, air conditioning, and ceiling fans to increase the circulation of the fresh ocean air. Studio cottages have portable heaters and air conditioning.
What furniture is included with our cottage?
Beachfront and Large Cottages include a queen-size bed with linens, a sofa bed with linens, a dining table for four, and a TV with basic cable television. Our Studio Cottages include a twin-size bunk bed, a double-size sofa bed, and a dining table for two; however, no linens, pillows, or towels are provided for a true camping experience.
Is a picnic table included?
Yes – a picnic table is included.
Are dining sets/dishes included?
Yes, each Beachfront/Large Cottage includes six sets of dishes and silverware.
Why are all your cottages booked for the dates I’d like?
Our cottages are very popular. We only have 21 large 1-bedroom cottages and 6 studio cottages. They do book up quickly, especially in the summer. You can now book up to two years in advance. We also suggest trying midweek or off-season to book a cottage.
If you have dates you absolutely want to stay here, you could consider renting an RV and booking an RV site instead. They come in all styles.

Beach Cottage Information
- Winter Rates are applicable the Tuesday after Labor Day to Memorial Day Friday.
- Summer Rates are applicable the Friday before Memorial Day through Labor Day.
- All daily reservations require full payment with a credit card in advance at the time reservation is made.
- Check-in time is from 4 pm – 10 pm daily.
- Check-out time is 12 pm (noon) daily.
- A 2-night minimum is required during summer months and winter weekends.
- No pets are allowed inside the cottages.
- Trash receptacles are located at the back of the park on Bluff Dr.
- One vehicle pass is included with each site. Additional vehicle passes can be issued for $25/car per night.
- Prices are determined by availability; therefore, busy times and holidays can yield higher prices.
- Newport Dunes reserve the right to change rates without prior notice.
- CANCELLATION POLICY: Beginning January 1, 2023, reservations are subject to the following cancellation fees: cancellations outside of 72 hours from the reservation arrival date will receive a full refund. Any cancellations made within 72 hours of the reservation arrival date, will be charged the first night of the reservation. The Site Guarantee fees and online booking fees are non-refundable. Please call the resort to cancel or make changes to your reservation at 949-729-3863.
