Newport Dunes Waterfront Resort is one of the best-kept secrets in Newport Beach. Many of our guests come to set up basecamp here at Newport Dunes for a vacation, some even extend their vacation on a long term basis. Imagine the continued luxuries of resort life with the comforts of home. Our RV Extended Stay Program is the ideal solution for guests who seek to extend their vacations, reside in affordable accommodations for business travel, or meet short-term housing needs.
Extended Stay/Monthly Agreements are required with every new monthly reservation and must be turned in at least two weeks before check-in. Please include a photocopy of current registration and insurance.

*Add $50 background check fee per person for all tenants over the age of 18. This is required once a year.
Requirements/Additional Charges:
- Extended Stay reservations must be made a minimum of two weeks prior to check-in day.
- Must stay at least 30 nights for a monthly rate.
- Must check-out and leave property for a minimum of 7 nights after 180 nights (6 months)
- Extended Stay Rules and Regulations Agreement Packet must be filled out and turned in at least 2 weeks before check-in date. A new agreement must be filled out for every new reservation. Yearly background eviction check ($50 per person) are required for anyone over the age of 18. The daily rate will be charged if all paperwork is not done by arrival date. A copy of current RV liability insurance and DMV registration must be submitted with the agreement. The agreement can be found on the RV rates page of our website. www.newportdunes.com
- Rent is due on the 1st of each month. NO CASH PAYMENTS OR PERSONAL CHECKS. Credit card authorization must be kept on file during your stay.
- First 30 nights are charged 13% city transient occupancy tax, Electricity is metered at $0.21 per kW
- Two car passes are included with monthly rate. Additional vehicles are $60 per month.
- RV / Trailer must be built within the last 20 years and is well maintained and has no rust. School buses, transit bus conversions, van conversions, home-built vehicles, and Tiny Homes are not permitted in the park. Must meet RVIA or ANSI building standards.
- Dropping campers or camper shells from pickup trucks are prohibited. We do not offer storage for cargo trailers or car dollies.
- Pet fee: $30 per month (per pet). Rottweiler and Pitbull breeds are prohibited. Two pet Max. Please see pet policy.
- Site Guarantee $100 per month (non-refundable) for the first 3 months is required if you would like to pick a specific site number. Without the site guarantee charge, we can move the site as needed.
Deposit and Cancellation policy:
- $250 deposit – All future reservations are the responsibility of the guest (Save copies). Deposit goes towards the first month’s rent. Reservations will not be held without a deposit.
- If a reservation is cancelled at least seventy-two (72) hours before the reservation arrival date, the camper will receive a full refund. If a reservation is cancelled within seventy-two (72) hours of the reservation arrival date, the camper will be charged for the first (1st) night of the reservation. Background check fees are non-refundable at anytime.
