Beach Cottage Information
- Winter Rates are applicable the Tuesday after Labor Day to Memorial Day Friday.
- Summer Rates are applicable the Friday before Memorial Day through Labor Day.
- All daily reservations require full payment with a credit card in advance at the time reservation is made.
- Check-in time is from 4 pm – 10 pm daily.
- Check-out time is 12 pm (noon) daily.
- A 2-night minimum is required during summer months and winter weekends.
- No pets and no smoking inside the cottages.
- Trash receptacles are located at the back of the park on Bluff Dr.
- One vehicle pass is included with each cottage reservation. Additional vehicle passes can be issued for $30/car per day.
- Prices are determined by availability; therefore, busy times and holidays can yield higher prices.
- Newport Dunes reserve the right to change rates without prior notice.
- SITE GUARANTEE FEE: An additional fee of $50 can be added to site guarantee your requested site number. Without a Site Guarantee Fee, your specific cottage number will not be assigned until check-in.
CANCELLATION POLICY:
Cancellations outside of 72 hours from the reservation arrival date/check-in time will receive a full refund minus any Campsite Guarantee Fees or Online Booking Fees. Any cancellations made within 72 hours of the reservation arrival date/check-in time, will be charged for the first night of the reservation. Campsite Guarantee fees are refundable if cancelled at least 61 days prior to the arrival date, Online Booking Fees are non-refundable at any time. No refunds for early departures (voluntary or involuntary). No refunds for early departures. Cancellation policy can change at any time without notice.

Reservations & Check-In
A: Reservations can be made online anytime. Booking early is recommended, especially during holidays and summer weekends. If you have any questions about making a reservation, call our Guest Services team at (949)729-3863 during business hours.
Check-in for RV sites begins at 4:00 PM, and check-out is at 11:00 AM.
A: Minimum night requirements vary seasonally, especially during major holidays and special events. Our online booking system will let you know of any minimum requirements depending on the date(s) you select.
Our cottages are very popular. We only have 21 large 1-bedroom cottages and 6 studio cottages. They do book up quickly, especially in the summer. You can now book up to two years in advance. We also suggest trying midweek or off-season to book a cottage.
If you have dates you absolutely want to stay here, you could consider renting an RV and booking an RV site instead. They come in all styles.
Cottage Features
A: Each cottage includes heating/air conditioning, kitchenette or full kitchen (depending on cottage type), private bathroom, flat-screen TV, Wi-Fi, outdoor patio, picnic table, and classic beach-inspired interiors.
A: Our Beachfront and Large cottages are equipped with a refrigerator and a freezer section. Our studio cottages have a mini-fridge.
A: Most of our cottages are equipped with a refrigerator, stove/oven, microwave, and coffee maker with coffee provided. Our studio cottages do not have full kitchens, they have a microwave and mini-fridge. Large Cottages 3107-3111 and 3113 do not include stoves/ovens.
A: It depends. Our large and beachfront cottages are supplied with linens and towels. Our studio cottages DO NOT come with linens or towels so you must bring your own.
All Large and Beachfront Cottages are equipped with heat, air conditioning, and ceiling fans to increase the circulation of the fresh ocean air. Studio cottages have portable heaters and air conditioning.
A: Beachfront and Large Cottages include a queen-size bed with linens, a sofa bed with linens, a dining table for four, and a TV with basic cable television. Our Studio Cottages include a twin-size bunk bed, a double-size sofa bed, and a dining table for two; however, no linens, pillows, or towels are provided for a true camping experience.
A: Only our Beachfront/Large cottages include six sets of dishes and silverware.
A: Yes – a picnic table is included.
Occupancy & Policies
A: It depends. Our beachfront and large cottages can accommodate up to 6 guests. Sleeping is provided for 4 guests with a sleeping loft available. Guests need to bring bedding and air mattresses/pads for the loft.
Studio cottages can accommodate up to 4 guests.
A: No – pets are not allowed in any of the cottages.
A: No – all cottages and patios are 100% smoke-free.
A: A refundable security deposit or credit card authorization is required at check-in.
A: Yes Quiet hours are from 10 p.m. – 8 a.m. Sunday through Thursdays, and 11 p.m. – 8 a.m. on Fridays and Saturdays. Please turn off TVs and music, and lower voices to a whisper to allow your neighbors a good night’s rest. Please be courteous to other guests around you. Inconsiderate Camper(s) and/or Camper(s)’ guests will be asked to leave.
A: Fire pits can be rented from the Marketplace, or you may bring your own. However, portable BBQs, fire pits, and grills of any kind are PROHIBITED on the beach or grass areas by the City of Newport Beach. Violators may be subject to citations and fines up to $500.

A: Rates vary based on site type, season, and availability. Like the airlines, prices are determined based on demand so it is smart to book early and lock-in the best rate available.
